Managing a Dubai Rental Property While Living in the UK

Owning a rental property in Dubai while living in the UK means making decisions from a distance. A tenant may need a repair, a payment may need following up, or a tenancy may be approaching renewal while you are busy with life at home.

A clear management arrangement helps you stay informed and gives tenants someone local to contact. Whether you own an apartment in Dubai Marina, Azizi Riviera or Mirdif, the starting point is knowing who handles each task and which decisions remain with you.

Agree who is responsible for your property

Before appointing a property manager, agree the services, fees and authority in writing. Finding a tenant and managing an occupied property involve different work, so check whether marketing, viewings, tenancy administration, payment follow-up and inspections are included or charged separately.

Set a repair approval limit, define how emergencies will be handled and agree when you should receive updates. Confirm what authorisation is needed for any task carried out on your behalf.

Prepare the apartment and assess the rent

Before marketing a vacant property, check its condition, photograph it and deal with visible maintenance issues. Keep a record of fixtures, appliances, keys and access cards for the handover.

Assess the proposed rent against comparable properties in the same building or nearby. Layout, condition, furnishings and payment terms can affect demand. Advertised rents are asking prices, so ask for evidence of recently agreed rents where available. Compare the likely annual income after a vacancy period when deciding whether to hold out for a higher figure.

Keep the tenancy records organised

Keep accessible copies of the title deed, signed tenancy contract, Ejari certificate, payment schedule and handover record. Make sure everyone knows who will arrange registration or renewal and provide the required documents.

Dubai Land Department provides an official Ejari registration and renewal service. Its requirements vary by application route and whether a representative is acting, so check the current requirements before submitting.

Set a practical maintenance process

Give the tenant a clear way to report faults. Ask for photographs, a description of the problem and a quotation where appropriate. Agree who can approve expenditure and keep invoices and completion records.

Any inspection should be arranged with the tenant and appropriate notice. A local contact can coordinate access and contractors, while you retain oversight of costs and larger decisions.

Keep sight of income and costs

The rent in the contract is only part of the picture. Track payments actually received, outstanding amounts, service charges, repairs and management fees. Allow for vacancy and replacement costs when reviewing how the property is performing.

Ask for statements that make receipts, deductions and the balance clear. Keep the security deposit separately identifiable in your records. If you transfer money to the UK, record conversion rates and transfer charges so you can understand what reaches your account.

Review renewals before the deadline

Start the renewal discussion early enough to review the tenancy, the property and any proposed changes. Your decision should consider the tenant’s payment record, the apartment’s condition and the cost of finding a replacement tenant.

Use the Dubai Land Department Rental Index as part of that review, and confirm the applicable rules and notice requirements before proposing new terms. A higher asking rent on a property portal does not, by itself, establish what increase is permitted on an existing tenancy.

Keep records for your UK tax position

UK tax residents normally pay UK tax on foreign income, including overseas rental income, although relief may apply in some circumstances. HMRC’s guidance on foreign income explains the general position and reporting requirements.

Keep rental statements, invoicesand payment records for your accountant. Ask a qualified UK tax adviser how the rules apply to your ownership and residence circumstances. The property’s location in Dubai does not, on its own, determine your UK tax liability.
