What Dubai’s Property Headlines Mean for UK-Based Landlords

If you own a Dubai property while living in the UK, market headlines can help you follow developments from a distance. But deciding whether to let, renew, sell or improve your property requires evidence closer to home: your building, your tenant and your running costs.

A large transaction figure does not tell you what rent your apartment can achieve or how quickly a buyer will make an offer. Here is how to turn the news into useful questions about your own property.

Understand what the headline measures

Before reacting to a property statistic, check what is being counted. Sales, mortgages and gifts are different types of transaction. A report combining them describes broader activity, rather than the value of properties sold to buyers alone.

The distinction matters in recent coverage. Emirates 24/7’s report of 1 October separates property sales from mortgages and gifts within its headline total. Its figures should therefore be read in those categories, rather than treated as one sales figure.

Check the comparison too. An increase in the value of mortgages does not necessarily mean more mortgage transactions. A percentage based on sales value can also look very different from a percentage based on the number of deals.

Look for evidence that matches your property

Office sales, off-plan launches and luxury villas can make the news for different reasons. Their performance does not establish what a tenant will pay for an apartment in Azizi Riviera, International City or Dubai Marina.

For a useful comparison, start with properties similar to yours. Consider the building, size, layout, condition, view and parking. For a sale, tenancy status may also influence which buyers are interested. A renovated home with an open view may attract a different response from an otherwise similar property needing work.

Ask your agent to explain why each comparable is relevant and when the transaction occurred. An asking price shows the owner’s expectation; a completed transaction provides evidence of an agreed price.

Read local market commentary in context

In its September 2026 Jumeirah Islands report, published on 1 October, Allsopp & Allsopp described greater buyer price sensitivity and the importance of realistic pricing. It also reported that transfers doubled from August’s two, a small base that puts the headline increase into perspective.

That is a useful local observation, rather than proof of a Dubai-wide trend. For landlords elsewhere, the practical lesson is to request recent, relevant evidence before changing a selling price or rental target.

Focus on income after costs and vacancy

For a landlord, the advertised annual rent is only part of the calculation. Service charges, maintenance, management fees and periods without a tenant affect the income you retain. Compare letting options over the same period and include the likely cost of waiting.

For example, an apartment offered at AED 100,000 a year that remains vacant for one month would earn about AED 91,667 during the next 12 months if it then lets at that rate. Letting immediately at AED 95,000 would earn AED 95,000 over the same period, before costs. This is an illustration, not a rental forecast, but it shows why the highest asking rent may not produce the best outcome.

If you transfer rental proceeds to the UK, exchange-rate movements can also change the sterling amount received. Keep that separate from how the property itself is performing in dirhams.

Ask for clear reporting from your local agent

Managing from the UK is easier when you can see what is happening and what needs a decision. Ask for a concise update covering:

Recent comparable rents or sales and the reasons they apply to your property.

Enquiries, viewings and feedback if the property is being marketed.

Rent collected, upcoming payments and expenses against your budget.

Maintenance requiring approval, supported by photographs and quotations.

These details give you a practical basis for decisions, whether that means adjusting the asking price, arranging repairs or reviewing how the property is marketed.
